Definition The property must be completely empty of any furniture.
The income from this rental will be declared in the category of land income.

Field of application - Rental income is less than 15 000 € per year;

Taxation The tax authorities apply a deduction of 30%. The taxation is therefore based on 70% of the rental income.
No expenses such as works can be deducted in addition to the fixed rate.

It should be noted that the limit for charging ordinary land deficits to the overall income is doubled if the lessor undertakes to carry out specific energy renovation expenses. From €10,700 currently, the ceiling increases to €21,400. The taxpayer must accept an estimate from November 5, 2022 for expenses paid between January 1, 2023 and December 31, 2025. Housing after completion of the work must pass from an energy class E, F or G to an energy performance class A, B, C or D.
